Landlord Representation

The list of owners and developers who High Road and AD&E have worked for is large and numerous and, in most cases, is an ongoing relationship that has lasted many years.  We have been entrusted with the leasing of assets by national landlords such as Vornado Realty Trust and Acadia Realty Trust, as well as by the primary real estate development families in the Hudson Valley.  This is not only due to our intimate knowledge of the market, but also to our diligence and aptitude in formulating a realistic leasing plan and executing it with energy.  A viable leasing and marketing plan cannot be properly formulated without a full understanding of the asset type and the market it services.  Through our intimate market knowledge and access to local, regional and national retailers, it’s our goal to bring not just any deal, but the right deal to the landlord.

Tenant Representation

 

We currently represent or have represented numerous national retailers exclusively in our territory of Westchester, Rockland, Putnam, Orange, Dutchess and Ulster Counties.  These retailers include TJX Corp. (Marshall’s, TJ Maxx, HomeGoods), Popeye’s, European Wax Center, and PulseMD Urgent Care.  In food service, we also worked with Panera Bread in the same geographic areas, along with Zoup!, Smashburger as well as numerous local and regional restaurants.  Our intimate knowledge of the Hudson Valley is a key attribute of High Road Real Estate that is highly desirable by national and local retailers alike.  We can identify the most advantageous locations for a particular retailer, and develop a strategic plan for market entry and/or expansion, with an ear to the ground for new locations in the pipeline.

This skill set is equally effective while working on behalf of start-up or local businesses, providing assistance in business plan evaluation and market education.

Investment Sales

High Road is adept at positioning a property for sale in order to achieve the highest return possible.  Preparation of a thorough financial package is key, as well as an understanding of methodologies of evaluating those financials, whether through current market cap rates or basic tenant underwriting.  These same highly-honed skills are essential in representing buyers as well, whether assessing the opportunities for a value-add property or an evaluation of the stability of a fully-leased property.

Business Brokerage

A natural progression from our other skill sets, High Road has the unique ability to evaluate the business real estate, whether owned or leased, as well as its business operations, with an eye toward attaining the highest achievable sale price for the seller.  We have represented a myriad of restaurants, inns, pizzerias, delicatessens, and sectors of the hospitality industry, as well as utilitarian and industrial enterprises.  Particular attention to detail is required when presenting financial records, with an in-depth understanding and interpretation of the nuances of those records.  Partnering with ownership, we create a marketing strategy that will be most effective in reaching the likeliest of purchasers.  We then implement that strategy through focused outreach and intensive effort.  We are always willing to work with cooperating brokers.
